The principals of Cityland are Chartered Surveyors with extensive experience in the delivery of many large, complex and commercially successful projects over the last 45 years.
Our extensive network of experienced consultants, advisors and contractors work closely with us throughout the planning, design and construction process to ensure delivery of the developments 2019 vision to the desired quality.
MATTHEW PRYOR, Managing Director
Matthew has led key projects for a number of top-name clients as Co-Founder and Managing Director of tpm, a market leader in the management of mega, mixed-use hospitality, entertainment and gaming projects in Asia.
He holds a BSc in Building Surveying and this, along with studies in architecture and building construction, has provided a solid knowledge base on which he has built an impressive 35 year-long career in Asia and the UK in the development, construction and consulting arenas.
A Member of the Royal Institution of Chartered Surveyors, Matthew led the Las Vegas Sands Asian development program from 2002-15 as Senior Vice President – Development and Construction (Asia), delivering in excess of USD14b worth of projects covering 38m sq ft. This unparalleled experience was preceded by senior appointments with Hong Kong and UK-based development and consultancy companies.
Matthew is highly regarded in the industry, having held executive leadership roles in several challenging large-scale, mixed-use and integrated resort projects, as well as senior management roles with leading developers and consultants.
Audrey brings to this role 22 years of marketing, advertising, events and PR expertise covering the markets of South East Asia, Mainland China, Taiwan, Korea, Australia and Macau. She has pre-opening property experience, and during her career has led operational teams and held senior executive positions with hospitality corporations, international gaming companies, marketing agencies and the healthcare industry. She has a Bachelor of Commerce degree in Marketing. Audrey works closely with the Cityland executive team to drive its focused marketing and communications strategy.
Nick has 18 years’ solid construction industry experience and holds a graduate certificate in Project Management and a certificate in Business Management.
Nick has significant experience across numerous sectors including integrated resorts and luxury residential, commercial, hospitality and gaming projects, working in Australia, Dubai, Singapore, the Philippines and South Korea.
He was director of development, project management and design on the USD5.4b Marina Bay Sands project in Singapore.
Since co-founding tpm, Nick has led its Philippines business, team and projects, delivering some of the country’s most challenging and highly-regarded developments.
With experience working as an owner’s representative, as a consultant and for construction companies, Nick has built a track record of success. He is well known and respected for his strong project management skills, along with with an ability to lead cross-cultural teams that have delivered high-quality projects within tight deadlines in high-pressure environments.
Karen Hay, Advisor
Karen brings to the company 25 years of solid experience in the design industry covering UK, Asia and the Middle East. She is the Founder and Creative Director of IN-dulge, which specialises in cutting-edge interior design and brand development for hotels, resorts, spas, restaurants and bars.
During her first ten-year spell in Hong Kong, Karen worked for clients and projects across Asia including Hilton Hotels, Accor Hotels, Shangri-La Hotels & Resorts, Langham Hotels, Intercontinental Hotels and The Hong Kong Jockey Club. She then spent eight years in the Middle East, where she co-founded successful Dubai-based design firm Stickman Tribe before relocating to Hong Kong in 2012.
Trained in Interior Design at Napier University in Edinburgh, Scotland, which is known for courses that combine creativity with technical skill, Karen later complemented this with a Postgraduate Diploma in Administration & Information Management. She then spent several years working in a repertory theatre in Scotland, designing, building and painting stage sets. She remains a hands-on operator to this day, while her theatrical story-telling flair – now combined with a strong entrepreneurial spark and a keen sense of sustainability – continues to shine through her projects,
Karen has received wide recognition for her multiple award-winning projects, and been invited as a guest speaker to numerous international events including To The Table, Hi-Design, Top Hotels World Tour, Concepts Middle East, the 6th Asia Pacific Design annual meeting and AGMs of Starwood and Hilton Hotels.
Steven Kearney, Advisor
Steven is a chartered architect with a strong track record for delivering quality architecture and design-led projects. After beginning his career in private practice, he spent a decade in the public sector, latterly as Head of Planning & Transport at a large unitary authority, responsible for all statutory planning and highway functions. In this role, his work focused on placemaking – a multi-faceted approach to the planning, design and management of public spaces – with high importance placed on quality design.
Subsequently, Steven set up SKArchitects, an award-winning architectural practice based in the London area. He also provides consultancy to the profession to help drive value and improve design quality, working within a wide range of collaborations and partnerships. He has contributed papers on the importance and value of design in the planning system to the UK’s former Commission for Architecture and the Built Environment (CABE), now part of the Design Council.
Steven has received a number of awards from the Royal Institute of British Architects (RIBA), and was shortlisted for their prestigious Stephen Lawrence Award in 2018. He has been a RIBA Regional Awards juror on several occasions. His work has also been recognised by the CIVIC Trust and the Arts Council, as well as through local design awards.
